Taxes and additional expenses when purchasing real estate in Thailand?

The property acquisition tax in Thailand is paid only once during the registration of the transaction at the Land Department. According to current legislation, the maximum term of a leasehold agreement is 30 years. There is an option for a two-time extension for the same period. Some advantages of leasehold: the prices of properties under leasehold conditions are on average 5–10% lower than similar offers with ownership rights; this form of ownership does not require declaration and is subject to lower taxes.
